Fantastic Moose, so pleased it's all come good for y!

You lucky lot, having offer after offer on your houses, Lil Amy said 2 in a week! Our house will have been for sale 2 years in August, no one seems to want it!!! [smiley=icon_frown.gif]

Beginning to wonder whether we'll be stuck here forever.

Hi Dawn,

I was getting so depressed with the house sale.

We work things differently in Scotland and started off with an Offers Over process and no one wanted our house at all, we'd do open viewing nights and we'd have to sit in every Thursday just incase someone wanted to view and no one did :'( It was so upsetting.

Then after a few weeks we moved to Fixed Price and got a couple of viewers but also opened up viewings on Sunday for 2 hrs, again it was awful sitting in the house on a lovely sunny day just waiting for the 'invisible' viewers as I liked to call them then it just happened all at once.

We were totally shocked as we were even considering taking it off the market.

Mind you we have sold the house at a bargain for them as we know we could have had about ?10-15k more if we'd stuck it out but we decided we didnt want to wait anymore.

Keep your chin up, its not easy but you do get there. Although if you'd had said that to me two weeks ago I would never have believed you. I'll send my good vibes down your way.

It only takes one viewer, the right viewer, and it can suddenly go when you?re least expecting it. With one property I sold years ago, I?d had so many false starts with people saying they definitely wanted the place and then letting me down, that I just switched off. It had been on the market for a year. I showed people around on automatic pilot, just smiled sweetly when they said ?Yes, we?re very interested?, then dismissed them from memory once they were out the door. Then one guy came along that I took one look at and thought ?Na, you?re not a serious buyer?, but it turned out that he was and he went through with it. A most unlikely lad. Could even have had a ?romance? out of it as well (I was on my own then), but he just wasn?t my type [smilie=Sick.gif] . In fact, come to think of it, I had 2 offers on the house around the same time, both for the asking price.

So you never know, Dawn. The best advice I was given if I wanted something really badly was to forget about it and get on with something else. If you?re constantly pondering on your problem, you?re considered to be blocking the good vibes from getting to work on it. If you?ve done everything possible to make your house attractive to sell, there?s nothing more to be done except clear your mind of it and concentrate on something more positive. Difficult, I know, but worth a try if you can focus on something else for a change.

Great advice MB!!!!

How depressing Dawn, Keep Your Chin Up Hun!!!!
My Brother had the same problem couldn't even sell it at auction, he thought B*@@*$%s to it then and put it on the internet himself and within 2 weeks found a buyer ?50,000 higher than the auction reserve, so perhaps there's a train of thought for you there Dawn, cos you're very good with words, cut out the middle man, save yourself doe and DIY.
That was my next option.

Good Luck, want any help on which sites just shout and i'll get the info for you.

Cheers

Anna

Hi,

Looking back now I wished we'd tried to sell our house ourselves rather than going through an Estate Agent, although I'm not bad mouthing them too much now that we have sold through them.

I hate being out of control so I started advertising the house myself, you can do it on the houseladder website and a few others as well, some are free and just doing that made me feel a bit better.

I've heard Houseladder work for a few properties in England, actually come to think of it I'm sure someone on this forum pointed me to that website. You get to monitor how many times people look at your house online etc, its pretty cool and makes you feel like you are doing something.

I have all my fingers crossed for you that you get a buyer soon

Thanks all for your encouraging words. I know you're right MB and it's not as if I haven't got enough to be getting on with right now!

Lil Amy, we have just put the house on the Houseladder site this weekend and taken it off with the estate agents so maybe that will do the trick and yes, we got the addy from this website. Fab aren't they? Advice about everything.

Thanks Moose, you reminded me I keep telling everybody to live for today and here I am wishing the months away coz all I can focus on is being in NZ.

I'm gonna stop blocking those good vibes right now..............Ooooooo did Ijust hear the phone ring???!!! :icon_biggrin:

Hi Dawn,

I really hope House Ladder works for you its a great site! Also advertise in any local papers and websites, Gumtree is another good one.

I now need to start taking my own advice. We're having glitches with the sale but it's still going ahead as far as we know its just our Estate Agents forgot to tell our solicitors on Friday night that it was sold and we told them about it today!!!

So no legal paper work has started at all yet. They say it could take up to two weeks to sort it all out so we've decided not to book our flights until everything is signed and sealed just to be on the safe side.

I'm gutted and so annoyed at Estate Agents, I wish I could sack them but we cant now!! [smiley=icon_evil.gif]

OK ramble over - trying to find my good vibes again but they seem to be hiding.... [smiley=icon_neutral.gif]

Glad the encouragement and support is helping Dawn cos we are all there for you and Lil Amy Yes it would be nice to sack them sometimes, you just need to remind them that it is you that will be paying their wage packets in 6-9 weeks time, but hey best not go and bite off the hand that is feeding you right now, just keep plodding, it may feel like the M25 on a Monday morning but you are getting there.

keep your chin up both, all good things comes to he/she who waits.

from frustrated and impatient ?Anna ?xxx

P.S just chewed on those words as i typed them [smilie=Sick.gif] ?[smilie=Lol.gif]
