People are selling their homes privately, instead of using a real estate company, savings up to $15000.

Some good listings and some crazy ones, but at least it gives an idea of whats out there...

Yes, we've been looking through Trademe and they do have a lot of properties for sale. Not quite sure how it works though, as I see there is a closing or expiry time on them and some mention bids, but others don't. I haven't had experience of Ebay in the UK which is a similar thing, so I'm not up to speed with this method of buying. Would be good to have some advice.

The only thing that concerns mw about buying privately through places like trademe is whether the price they have it up for is anywhere near it's real value.

Guess you'd just have to have it valued before making any offers!

Or do research first and gather info on what other similar properties are going for in the same area. You should then have some feel for what is a reasonable price or whether the sellers are trying it on. And, at the end of the day, it comes down to what you're actually prepared to pay for what they're offering and to get what you want.

I think its always a good idea to get an independant valuation. Mine cost $250 a few years ago, and it was crucial to us buying the property.

The other thing is to get a Lim = Land information managment (I think) which tells you about all the legal aspects of the section. Ours told us that we couldn't put up a garage, which we eventually got around.

We also go a structual assessment from a builder, which was pretty quick as the house had been around for quite a while and was in good condition. Now I think this is more crucial with leaking homes. etc

This house here isn't far from me, and it certinaly does not sound like the place offered! If it sells for the high 200,000 as they want then the rest of the people in the suburb would be estatic :)
