hehe good value that., most 4 beds are around 300k that i've seen on those 1000m2 plots.

Does seem very good value, but makes you wonder whether there's something unseen like a lumbering great electricity pylon in the garden just off camera or a pig farm next door. Sounds like it's been almost fully renovated inside. Too good to be true. Rotorua, anyone?

Doesnt Rotorua stink of sulpherous gases? A bit like a pig farm?

It wasn't as bad as I expected and only bits of it smelt of rotten eggs (where we were, anyway). There was another smell which I found more prevalent, like a burnt fruity sort of smell. Perhaps it's worse some days depending on the weather and which way the wind is blowing, but, no doubt, you get used to it if you're living there. We wandered around the gardens for a while as well, but the smell wasn't particularly offputting at all. Not sure I'd like to live in the area though, more so because of all the rising steam which could to lead to cloudy skies a fair bit of the time and possibly cause a rise in humidity.
