There's the old well-worn one where you assault their nostrils with the smell of freshly perked coffee as soon as they walk through the door and also have a convenient loaf of bread baking away in the oven.

Make sure rooms are well-decorated, tidy and smell nice ([b:c2101e35af]little[/b:c2101e35af] squirt of room freshener in a subtle fragrance beforehand - don't want to start off their allergic rhinitis). If clutter etc. is cleared away, it makes a room appear larger.

Make the garden look as attractive as possible.

Have nice, shiny clean windows, which helps the house to look well presented and cared for.

With a critical eye, look to see if there's anything that gives the house an air of being run-down or neglected.

Attend to any nagging little jobs that will enhance the appearance of the place......etc. etc.

These are just the obvious kind of things but might help as a reminder. It is very hard work keeping a house in good order whilst waiting for viewers.

Stevey, I'm not suggesting your house suffers from any of these problems - it's just to give others a bit of a start in giving you their own tips for selling a house.

Remember, the UK summer is coming to a close now (sorry to remind you :022: ) and that's the time when the housing market should pick up. Get ready for the rush of viewers NOW!

Good luck, again, and, if all else fails, turn to Feng Shui, it worked for me.

Had three little Chinese statues who are supposed to bring luck for selling ... but they ended up in the container! :icon_frown:

I think I should start a MoveToNZ savings / investment scheme.

All members throw in a few coins now and again and eventually we'll be able to buy out all the houses!! When we all own all these houses, we can then rent them out and share out the rents received amongst all contributors to get their money back :icon_biggrin:

:119: Doh!! Here?s me trying to offer ideas and support to house sellers and I?ve just realised :115: that you people aren?t the only ones trying to shift a house. We have a house in Spain that has been on the market for 4 months and, although I think it?s had several viewers, there hasn?t been a sniff of an offer so far. Our problem is that there are literally hundreds of properties for sale on the same development ? some bought purely as an investment to sell on again, other people got fed up waiting for the builders to complete (many, like ours, 2 years late) and others found their financial circumstances had changed during the waiting period and they could no longer afford the place. This time last year, these houses were selling like hot cakes but, with the dwindling of the UK housing market and the glut of houses now available for resale in Spain (the German contingent heard that they were about to be taxed on second homes and scarpered, which didn?t help), it?s very difficult to get a good sale. Our agent did say he had 3 or 4 people very interested if we dropped the price by ?20,000 :icon_rolleyes: , but such a big drop was a non-runner at this early stage. Unfortunately the tips for successful house selling are lost on us as our place still looks like a cleaned-up building site, as the garden hasn?t been done, plus the fact that we aren?t there to be able to do anything. We made a quick dash over to Spain in April to take possession, but there wasn?t enough time to do much work on it. We?ve never lived in the place other than a week and just decided to put it on the market, as we didn?t think we?d be in a position to finish it off in the foreseeable future with living so far away.

So, that?s our particular house tale and, whereas, you in the UK are looking forward to a surge in house-buyers, we?re going into the quiet period now as the summer tourist season in Spain is drawing to a close and with it go our potential buyers. We can?t even rent our place out due to it not being finished outside. Ah well, while there?s life there?s hope. It only takes one buyer to make a sale. Good luck to everyone! :smiley4:
